About the role

Founded in 2004, Brilliant Corners provides innovative housing and housing-related services to those transitioning from or at risk of homelessness or institutionalization. We develop, own and manage multi-family supportive housing and licensed residential care homes.

The Property Manager is responsible for the overall operation and day-to-day implementation of property management policies and procedures to ensure well-managed homes throughout our growing portfolio of single-family homes used as Care Homes for individuals with developmental disabilities.

LEADERSHIP AND PERSONNEL MANAGEMENT

Oversees maintenance program, directly supervising maintenance staff, conducting property inspections, and monitoring work orders. Has highly developed project management skills. Develops and maintains good working relationships, cultivates teamwork and exemplary customer service. Suggests training opportunities for direct reports. Provides advisement/direction on all property and reports resident issues as necessary.

PHYSICAL CONDITION AND MAINTENANCE OF PROPERTIES

Establishes a schedule for personnel to be available for emergency maintenance (24/7). Ensures emergencies are responded to promptly. Oversees preventative maintenance tasks completed professionally and timely. Performs physical inspections of properties to ensure proper maintenance and safety. Reviews work orders for timely completion. Prepares list of capital replacements required and submits to Regional Manager. Bids out and selects contract services, negotiates vendor agreements, and monitors vendor performance.

SERVICE PROVIDER (TENANT) SERVICES

Ensures every service provider has a great move-in experience and throughout tenancy. Uses clear written and verbal communication. Focuses on person-centered approach and customer service. Leads by example.

FINANCIAL REPORTING AND CONTROL

Ensures successful day-to-day financial management of the portfolio and maintains financial records. Supervises collection of rents and ensures accurate processing. Reviews delinquent accounts and determines collection actions. Compares lease information with monthly rent roll. Submits extraordinary incidents within 24 hours. Reviews and approves capital expenditures and service contracts. Manages reserve for replacement funds. Proficient with Box, Salesforce, and similar systems.

COMPLIANCE

Reviews and abides by all lease terms and management agreements. Adheres to accounting and reporting procedures. Collaborates to ensure compliance with Regional Centers, State Licensing, fair housing laws, and other regulations. Ensures property compliance with federal, state, and local building, fire, and safety codes.

REQUIREMENTS

Minimum 1 year property management experience. Experience in affordable/supportive housing strongly preferred. Experience working with people with disabilities preferred. Strong project and construction management skills. Excellent critical thinking and problem-solving. Ability to handle multiple projects in fast-paced setting. Strong time management. Fluency with standard office technology, databases, e-filing systems. Proficiency in Word, Excel, Outlook. Effective communication and interpersonal skills. Valid, clean CA driver's license and personal insured vehicle required.
